Council secures 47 affordable homes to boost housing for West Northamptonshire residents

Dozens of new affordable homes are set to be delivered in West Northants after West Northamptonshire Council (WNC) agreed plans to acquire 47 properties at the Malabar development in Daventry.

The decision, approved at Cabinet yesterday (9 June), will see the Council purchase a mix of apartments and maisonettes for affordable rent from developer Crest Nicholson, ensuring these much-needed homes remain available for local people.

Of the 47 new homes, 24 were originally designated as affordable housing under a Section 106 planning agreement. However, after the developer was unable to secure a registered housing provider, there was a risk the homes could be converted to open market sale. By stepping in, WNC has safeguarded their future as affordable homes for residents. 23 further homes will also be acquired by WNC making 47 homes in total.

The homes will provide high-quality, modern living spaces, meeting nationally described space standards and current energy efficiency requirements, helping individuals and families access safe and affordable housing.

This scheme supports the Council’s ongoing commitment to delivering the homes people need and can afford, as set out in its Affordable Homes Delivery Plan.

Cllr Charlie Hastie, Cabinet Member for Housing and Communities at WNC, said: “This is a significant step in protecting affordable homes for our residents and making sure they remain available to those who need them most.

“We know there is strong and growing demand for affordable housing across West Northamptonshire, and schemes like this play a vital role in meeting that need by offering a range of options from affordable rent through to opportunities for home ownership.

“By acting quickly, we’ve been able to secure these homes and continue delivering on our commitment to provide more high-quality, affordable housing. We will keep working closely with our partners to bring forward opportunities like this and help more people access safe, secure and affordable homes.”

The wider development forms part of a sustainable urban extension in Daventry, contributing to the growth of a balanced and inclusive community with a strong proportion of affordable housing.

Construction of the homes is already underway, with the first completions expected in late summer 2027.
