West Northamptonshire Council Shared Ownership Properties

We have a small stock of shared ownership properties, which were inherited by the former Northampton Borough Council, from the Northampton Development Corporation in 1985.

Selling shares

As one of our shared ownership Leaseholders, if you wish to sell on your share of the property, in the first instance, you should contact the Council’s Asset Management Team at [email protected]. The team can establish whether or not it would be viable for the Council to acquire your shares of the property.

You will be advised if not, so you are then able to sell your shares on the open market. Once you have found a proposed buyer, they will need to complete and submit details of their finances on the form provided to you by the Asset Management Team, so their affordability of the property can be confirmed.

Buying further or remaining shares

Further shares in increments of 10% can be purchased at any time. If you would like to buy further, or the remaining shares of the property, contact the Asset Management Team at [email protected].

A valuation fee is required so that an independent valuation can be carried out on behalf of the Council. This will establish the current full market value of the property. Once we have that information, we would then calculate any discount entitlement and advise you of the purchase price of the Council’s share.

You then have a period of 3 months in which to complete the purchase. You will need to instruct your own Solicitor to act on your behalf and deal with the registration at the Land Registry.

Discounts

Discounts applied on our Shared Ownership Scheme are in line with Right to Buy discounts. For example, if you have been the leaseholder for 7 years, that would equate to a 37% discount.

However, the full discount may not be applied, as the purchase price for the remaining shares cannot fall below the value of the Council’s retained share as at the date of your initial purchase.

The amount of discount would therefore be reduced, so that the purchase price of the remaining shares was not less than the value of the Council’s share at the time you purchased your first shares.
