English Cities Fund (ECF)
ECF is a national placemaking partnership that brings together the combined strengths of three of the most trusted names in the UK built environment sector: Muse, Legal & General, and Homes England.
Formed as a strategic collaboration, ECF works in close partnership with the public sector to deliver large-scale, area-wide regeneration that creates lasting value for people and places.
Our focus is on creating successful communities where people can thrive, economically, socially, and sustainably. From transforming disused urban sites to unlocking under-utilised areas of our towns and cities, ECF delivers long-term regeneration in places where it’s needed most.
We don’t just build new places - we help shape healthier, more connected, and more inclusive neighbourhoods for today and future generations.
One example is our work with West Northamptonshire Council to regenerate Greyfriars in Northampton - a landmark project that will breathe new life into a significant town centre site.
This ambitious regeneration will reconnect communities, create new opportunities, and help shape a more vibrant, sustainable future for Northampton.
What sets ECF apart is our ‘supergroup’ approach. By combining the development expertise of Muse, the investment strength of Legal & General, and the public purpose and housing ambition of Homes England, we’re able to amplify our individual strengths to create places of real impact.
Our projects are driven by a commitment to sustainability, partnership, and social value, grounded in meaningful engagement and a shared ambition to deliver inclusive growth that changes lives for generations to come.
