Residents are invited to have their say on the future housing model for social housing in West Northants. Council tenants and leaseholders will be sent a unique link to access the consultation form.

We currently offer landlords the opportunity to lease a property to us for a fixed term period

Leasing your property comes with a range of benefits, considerations and potential risks that should be carefully evaluated.

Benefits to leasing

Some of the benefits include:

  • guaranteed rent - we pay the rent for the fixed period of the entire lease term, even if the property is vacant
  • long-term security - a lease provides financial stability, reducing concerns about tenant turnover and void periods
  • hands-off management - we will manage the tenancy, handle non-structural maintenance issues and deal with the tenant directly
  • no letting agent fees - since you lease directly to us, there are no agent costs
  • property maintenance - we offer to maintain the property to a basic standard and carry out minor repairs as per the terms of the lease
  • no council tax - there will be no council tax for the period of the lease, as we will cover this cost

Potential drawbacks to leasing

Important considerations before leasing include:

  • limited control – you do not get to choose the tenants; we will do this in line our housing priorities, including those in vulnerable households
  • lease terms – the terms of the lease must be adhered to; this may include restrictions on access or works during the term
  • end-of-lease condition - the property may need refurbishment or repair at the end of the lease; we will return the property in the condition given once this is completed
