Residents are invited to have their say on the future housing model for social housing in West Northants. Council tenants and leaseholders will be sent a unique link to access the consultation form.

You can let your property to us through our Nightly Let Scheme, also known as short-term letting

We use an electronic system that helps public sector organisations award contracts. This system follows the rules set out in the Public Contracts Regulations 2015.

If you are a provider who has been accepted onto our Dynamic Purchasing System (DPS), you can let us know about available properties by emailing [email protected].

Benefits of a Nightly Let contract

Guaranteed nightly rent

We pay a fixed rate per night, depending on the size of your property:

  • 1-bedroom (with separate lounge): £42 per night
  • 2-bedroom (with separate lounge): £49 per night
  • 3-bedroom (with separate lounge): £55 per night
  • 4-bedroom (with separate lounge): £65 per night

High demand

There is a strong need for temporary housing in popular areas, so your property is likely to be used regularly.

You will be helping people who urgently need a safe place to stay.

Important considerations

Wear and tear

Nightly lets for emergency housing can result in higher wear and tear. Tenants may be in transition or distress, which can affect how they treat the property.

Lower income compared to Holiday Lets

The nightly rate may be lower than what you could earn through platforms like Airbnb, especially in high-demand areas.

Limited control over use

There may be gaps between bookings. Therefore, income can be inconsistent.
